Mountain View Leongatha offer two financial options to acquire a brand new state of the art villa.
The loan licence model – you are a home owner with lifetime tenure guaranteed.
When the resident leaves the village they share in the capital growth when the villa is sold to another resident.
Two-bedroom villas start at just $320,000 with a weekly service fee just $113 or $5835 per year.
The service fee covers council, sewer and water rates, external maintenance of the villa, building insurance, 24-hour, seven day a week independent nurse on call and use of all our communal facilities such as heated swimming pool, residents lounge, Bowling Green and alfresco entertaining.
Your only costs are phone use, phone and internet connection, gas, water and electrical use, as well as contents insurance.
Our second option is a leasehold – offering guaranteed lifetime tenure.
You are a non-home owner for Centrelink /pension purposes so you may be eligible for rent assistance valued at $3120 per year.
The price to acquire a villa is just $146,500 plus $6500 administration and it allows retirees to free up capital in the family home and invest to increase retirement income.
There is no share in capital gain in this model however there is a pro rata rebate if you choose to leave the village in the first eight years.
Service fees also apply – covers everything described in the previous loan licence option at $213 per week or about $11,076 per year. Remember if you are eligible to receive rent assistance as a non-home owner, this is then reduced to $207 a week, or about $7956 per year.
The most important consideration is that the village is governed by the Retirement Villages Act, so lifetime tenure is guaranteed by both the Act and your Residents Contract or Lease Agreement.
The relocatable home models that are popular today do not come under this protection and as such cannot guarantee lifetime tenure.
