New retirement model

How much will you pay in retirement village fees?
Is this the retirement model of the future?
Deferred management fee, entry fee, capital gain fee and service fee have all become synonymous with retirement living, and retirees are quite rightly getting fed-up.
It’s like the cost of a function going up when you say it’s a wedding.
So why is this the case?
This model of ‘other fees’ was introduced over 15 years ago, so village owners could make purchasing retirement units more flexible.
Ideally, this would include a lower purchase price, but higher fees when the unit is sold.
With the effluxion of time, the purchase price paid for entering a retirement village has increased to, and sometimes exceeds, the cost of buying a comparable residential unit. Yet the fees are still added on.
Jefferson Place caters for over 55s and provides all the lifestyle features you would expect, but there are no deferred management fees.
The development has been structured as a residential estate, so you own your home, just like any other house.
There is an owners’ corporation fee of $75 per week which is just like any other multi- dwelling estate. You are free to sell whenever you want using your own real estate agent.
Features of the two-bedroom units include reverse cycle air-conditioning, remote garage with direct internal access, private garden, open-plan living, semi ensuite bathroom, built-in robes, full kitchen and more.
Around the estate, you will find a walking trail, carpet bowls, library, two heated spa pools, billiards, theatre, gymnasium, internet station, and plenty of like-minded people.
There is an open day at 27 Jefferson Place, Garfield, on Saturday 20 June between 11am and 2pm. Contact Dale Atkin on 0402 717 891 for further information.
